"Siêu" dự án của Lotte trên đất vàng Thủ Thiêm được duyệt giá đất 16.190 tỷ đồng

Dự án Thủ Thiêm Eco Smart đã được động thổ vào năm 2022 Trước đó, Sở Nông nghiệp và Môi trường TP.HCM cho biết đơn vị này đã trình UBND thành phố phê duyệt giá khởi điểm đấu giá quyền sử dụng đất và xác định giá cụ thể cho nhiều khu đất trên địa bàn TP Thủ Đức. Cụ thể, Sở đã trình Hội đồng thẩm định giá đất cụ thể Thành phố cho 04 trường hợp, dự kiến thu ngân sách khoảng 22.223 tỷ đồng. Theo tờ trình ngày 29/4/2025 về phương án giá đất cụ thể của dự án Khu phức hợp thông minh - Thủ Thiêm Eco Smart City thuộc Khu chức năng số 2a, Khu đô thị mới Thủ Thiêm, thành phố Thủ Đức (số thu dự kiến là 16.190 tỷ đồng); Dự án Thủ Thiêm Eco Smart là dự án có vốn đầu tư lớn, dự kiến lên đến 20.100 tỷ đồng. Dự án này đã được Tập đoàn Lotte tổ chức lễ động thổ vào năm 2022 để xây dựng khu phức hợp. Thủ Thiêm Eco Smart toạ lạc tại phân khu chức năng 2a, vị trí “lõi trung tâm” khu đô thị Thủ Thiêm, TP.HCM. Dự án được phát triển thành khu phức hợp trung tâm thương mại dịch vụ, trung tâm hành chính văn phòng, khách sạn hạng sang và khu căn hộ cao cấp. Dự án với thiết kế hơn 11 toà tháp căn hộ, thương mại, dịch vụ, văn phòng tổng hợp nằm ngay mặt sông Sài Gòn, cạnh hầm Thủ Thiêm và view trực diện về hướng trung tâm thành phố. Đến nay, sau nhiều năm động thổ dự án vẫn án binh bất động, chưa thể triển khai do chưa đóng được tiền sử dụng đất. Sau khi khu đất được san lấp mặt bằng, Thủ Thiêm Eco Smart vẫn là bãi đất trống với cỏ dại mọc um tùm. Việc phê duyệt giá đất lần này được xem là bước quan trọng trong quá trình giải quyết các khó khăn về nghĩa vụ tài chính cho nhà đầu tư, giúp dự án sớm được triển khai. Gỡ vướng Lotte Eco Smart City, Empire City, Palm City TP.HCM sẽ "bỏ túi" 18.000 tỷ UBND TP.HCM vừa tổ chức cuộc họp Tổ Công tác nhằm tháo gỡ vướng mắc cho 5 dự án bất động sản lớn trên địa bàn, theo đề nghị từ Sở Kế hoạch và Đầu tư, Sở Xây dựng, và UBND thành phố Thủ Đức.
